Before Selling Your Home, Review the Market

If you are thinking about selling your home, below is information that should be useful in pricing and preparing your home for sale.
• For the past eight months, the number of homes for sale has hovered around 50 homes.
Prior to 2022, the community would average around 30 homes for sale. In 2022-2023,
which was the height of the seller’s market, there would be less than 10 homes for sale.
• In 2024-2025, the market turned as more homes went up for sale not only at the Cove but
in all communities. Today, it is a strong buyer’s market. Homeowners must be aggressive
on price to attract buyers.
• Move-in ready homes are more in demand than ever. Very few retirees want to update a
home, so sellers need to do what they can to make their home as move-in ready as
possible.
• Buyers look at these five areas first: age of roof or roof over, water heater, air
conditioner, windows and flooring. Kitchen and bath remodels are popular enticements
for buyers, too.
• More buyers want to insure their homes. Sellers should make sure at minimum their
home can pass a 4-point inspection as this specific inspection report is what an insurer
will require. A 4-point inspection covers the following: plumbing including water heater,
roof or roof over, air conditioner, and electrical.
• Since January 2025, twenty-eight homes have been sold at Americana Cove with 26
homes being sold by Barefoot Realty. The number of homes sold is on track with
previous years as 24 homes had been sold in 2024 through the end of June, 19 homes in
2023, 34 homes in 2022, and 25 homes were sold through June 2021.
