Location, Location, Location!

Homeowners often forget that it’s not only the home or community, but location is a primary determining factor as to why buyers select Americana Cove over another community. According to RREAF Holdings, a national commercial real estate firm that buys multi-family housing, location is the primary factor that determines property value, desirability and investment potential.


Here’s how location is a factor for residents at Americana Cove: Property Value: Communities that have waterfront property generally have higher property values.


Look at the competition to Americana Cove and property values become very clear:


• Doral MHP in Clearwater has 527 homes and currently the highest priced home listed for sale in the community according to the Multiple Listing Service is $220,000 out of 8 homes listed.


• Sunset Palms, which has 520 homes and is located in Pinellas Park, has the highest price home listed at $160,000 out of 18 homes for sale.


• Clearwater Cascade, Pinellas Park, has 464 homes for sale and the highest price home available as of this writing is $250,000 out of 17 homes listed for sale.


• Fairway Village, a golf course community in Largo, has 751 homes and the highest price home listed is $279,000 out of 22 homes for sale.


• Palm Hill, a 1,096-space golf course community in Clearwater, has 45 homes for sale and the highest price listed is $250,000. These factory-built housing communities that are competitors to Americana Cove are located inland and not on water.


Bay Aristocrat, a community located on open Tampa Bay water in Clearwater has only 361 homes but in spite of the smaller size the highest price home listed is $380,000 out of 16 homes listed for sale, which is more similar to pricing in Americana Cove, which has more waterfront homes than Bay Aristocrat and several homes listed at $350,000 and above.


“Even with a 9-hole golf course, Fairway Village and Palm Hill can’t compete with the higher home pricing found in the two waterfront communities,” explained Broker Marty Pozgay.


Desirability and Convenience: Buyers in the 55+ age group look at convenience to shopping, dining and medical professionals. Americana Cove is located only 10 minutes from downtown St. Petersburg and minutes to 4th Street.


“Both locations offer a high quality of convenience and desirability which buyers want,” Pozgay noted. Neighborhood: Purchasing property in a community with good “curb appeal” further enhances property values.


“Americana Cove is located in highly desirable northeast St. Petersburg and has the added advantage of a 24 hr. manned gate, which is the ultimate in curb appeal as only more exclusive communities have manned gates,” said Pozgay. Out of almost 50 factory-built housing communities in the county, Americana Cove has the only manned gate.
