Too Much Inventory; Not Enough Buyers

Even after a quiet hurricane season for Florida, the buyers have not come back as quickly as Realtors had hoped. It’s still a strong buyer’s market with a lot of inventory. The statistics from the Multiple Listing Service are sobering.


• As of November 9, 2025, Pinellas County had more than 5,000 homes for sale. • Of those homes, 1,433 were homes for sale in 55+ communities.


• Of those 1,433 homes, 398 homes were mobile/manufactured/modular homes. The other 1,035 homes were either condo/villas/single family homes, which are all competitors.


• Americana Cove has 44 homes for sale as of November 9, which is only 11% of the total of 398 mobile/manufactured homes for sale in the county. So, there is a lot of competition for homes. With buyers having a lot of choices, is there any silver lining at Americana Cove?


• In the past 10 months, Barefoot Realty has sold 36 homes as compared with 35 homes in the same time period in 2024.


Of the 36 homes sold thus far, 18 homes were newer than 1980 and the average sale price was $290,000. The other 18 homes were 1970s homes that needed to be remodeled; 9 of those sold for less than $80,000.


So, the positive news is that homes of all ages and price ranges are still selling but are selling for less in this strong buyer’s market where competition is stiff.
