The new year has begun and buyers are in the driver’s seat. Homes are going under contract but sellers are seeing lower offers from buyers since there is more inventory available.
“If there were fewer homes for sale, buyers would have more urgency to purchase,” explains Broker Marty Pozgay. “But it’s normal to have more homes for sale during season as this is the time that many homeowners put their homes on the market.”
From 2021 through 2023, there was a seller’s market where the inventory was low creating an urgency for buyers to purchase. Beginning in June 2024, the market turned as more homes went on the market. Then when the St. Petersburg area saw two back-to-back hurricanes in October 2024, the market paused for a month as homeowners decided whether to sell or repair their homes.
The sales during 2024 began strong but fell during October with the hurricanes. In spite of no closings occurring in October 2024, which was a first for the community in 10 years, there were 43 homes sold during the year and the highest priced paid for a waterfront home was $591,000 in January 2024 followed by $499,000 for another waterfront property that closed in March 2024.
Comparing this sales activity to 2023, there were 49 homes sold and the highest price paid was $485,000 for a waterfront property.
Although waterfront pricing garners attention, the average home price was $204,000 in 2024 and $228,000 in 2023. “We find that Americana Cove is unique in that each home is different so values vary,” says Pozgay. “One of the positive comments that we receive from buyers is that there seems to be a home for everyone, no matter what price range a buyer is in.”
In spite of hurricanes and the rebuilding process, the year ended strong with eight home sales in November and December 2024 and has started strong with five closings occurring so far in January 2025. Many buyers like to purchase in Americana Cove because they know their home values will hold and there will always be a market for selling their home.
Pozgay notes, “In spite of two hurricanes, the community is stronger than ever and that will serve residents well who are wanting to sell in a buyer’s market.”
